Windows and Doors
Window openings in Nihoa models are unglazed units with awning style screens. Windows
in all other models are glazed units in hopper or awning style. Half-height windows
are normally used in bathroom areas. All window types are fully openable from inside
the dwelling. Nihoa models have louvered doors. Nevis, Lanai and Bonaire models come
with glazed, raised-panel doors. Windows and doors are available primed for painting
or finished with a cedar color stain / sealer.
Construction Type
Exterior walls of all units are composed of 4' x 7' panels arranged edge-to-edge
in a circle. Panels and roof in Nihoa units are framed with wood. The wood frame
is left exposed on the inside and no insulation is used. Panels and roofs in all
other models are framed with 13-16 gauge steel. The interior wall surface of steel-framed
units is prefinished wood paneling. Polyisocyanurate insulation is installed in the
wall cavities of steel-framed units. Exposed wood components of all models are finished
with a cedar color stain / sealer.
Bathroom
The Standard bathroom is a fully-enclosed unit which occupies approximately 37 to
42 square feet of floor area within the dwelling. The Deluxe bath is 82 square feet.
Bathroom fixtures include a shower, lavatory, toilet and appropriate plumbing.
Kitchenette
The Standard package includes a bar sink, single-burner cooktop and a propane-operated,
under-counter refrigerator. The Deluxe package substitutes a full-size sink, double-burner
cooktop and larger refrigerator. Kitchenette equipment is located in a counter-topped
cabinet which occupies approximately 26 square feet of the floor area within the
unit. A Wet Bar is optional.
Clothes Rack
A one-foot by 3 foot luggage shelf with built-in clothes hanger rod.
Water Storage & Distribution System
This module includes an automatic pump, filter, water tank(s) and associated equipment
which supplies pressurized water to bathroom and/or kitchen fixtures. An 80,000 Btu
tankless, propane-operated hot water heater and associated hot water plumbing is
included with Nevis models. Lanai and Bonaire models have 125,000 Btu water heaters.
Water storage capacity is 300 gallons for Nihoa and Nevis models, 600 gallons for
Lanai and 900 gallons for Bonaire.
Solar-Electric System
All models include a photovoltaic system which supplies both 110v AC (220 volt, 50~
optional) and 12v DC power to operate the Electric Fixture Package and equipment
related to other modules such as the water pump. The Basic system is rated at 110
watts (PV). The Standard and Deluxe systems are 180 and 440 watts respectively. The
system includes solar panels, mounting rack, batteries and pre-wired control and
safety equipment. No connection to outside electrical utilities is required. See

Electric Fixture Package
The Basic package includes two light fixtures and two 110v AC* outlets. The Standard
package adds a variable-speed ceiling fan, porch light and additional outlets. The
Deluxe package expands the number of lights and outlets. Wall switches and associated
wiring are included with each package.
Toilet Waste System
All models include a self-contained toilet system, sized to match the unit's occupancy
rating, which converts toilet waste into odorless, non-toxic material. In most cases
a composting-type system is utilized. Depending on climate and frequency of use composting
systems may require a small leach pit to handle excess liquid. However, septic systems

Greywater Processing
Nevis, Lanai and Bonaire models include equipment which processes waste water from
the shower and lavatory. The Standard system filters the greywater for immediate
use to irrigate gardens or landscaping. An optional Stage II system adds an infiltration
/ transpiration process which allows the greywater to be stored and used for toilet
flushing, landscape or other use. See Tech

Propane Gas Storage & Distribution System
All models, except Nihoa, include a propane gas system for water heating, kitchen
appliances and / or space heating. This system includes multiple tanks, regulator
and automatic switchover equipment. Basic tank capacity is 60 pounds; Standard 90
pounds and High Capacity 120 pounds. See Tech

Occupancy Ratings
Occupancy recommendations are based on the following guidelines: A minimum of 80
square feet of floor area per person; 20 gallons of water per person per day with
tank refills occurring not more than once per week; estimated electrical and waste
processing loads are based on vacation resort use by persons with an interest in
resource conservation. Full time use assumes an above-average interest in resource
conservation. |
